Home inspections vary depending on the individual performing them, but there are a few things every inspection should have in common. The entire process should take roughly three hours. While it might be tempting to find something more fun to do in the mean time, hanging around to get first-person knowledge of the faults in the house can be beneficial to the buyer and seller.

The Foundation and Frame

Most inspectors begin with a check sheet of sorts, and this will include a number of factors, which are important for a safe and worthwhile home. The foundation and structure of the house are major signs of value in real estate for sale. If the foundation is damaged, the home is far more likely to require ongoing upkeep and renovations. Inspectors will look for cracks, leaks, holes, mold, rotting materials, and signs of insects. They will also take this time to examine areas where siding or external fixtures have begun to peel away from the house.

Plumbing and Electrical

Plumbing is rarely the first thing a homeowner thinks of during an inspection, but it can be a huge point of concern, especially being so costly to repair. The inspector will take time to look for damaged pipes, leaks, and clogs. While examining real estate for sale, he or she will also look at the age of the overall plumbing system, the hot water heater, the furnace, oil tank, and other variables that could be problematic.

Electrical outlets, external wiring, smoke detectors, and electrical panels are also examined at this time.

Home Exterior Inspection on Real Estate for Sale

The outside of a house is for more than just aesthetics; it keeps out wind, rain, and other elements. It also holds the windows, doors, and roof of the home, all of which must be inspected. Your home inspector will consider the age of each area and look for damage. In some cases, windows or roofs will need to be replaced before the home is given the go ahead for repurchase by a buyer.

Home Interior

Following the external overview of the house, your inspector will complete the visit by monitoring internal factors like flooring, walls, and stairs. They will check off areas that need minor and major renovations due to water damage, mold, or age. At this time, the heating system may also be inspected.
