When it comes to luxury homes for sale, it is especially important for an open house to be successful, because the prices and expectations are higher. To help you get a better idea of how to find this success, we thought we would share a few tips on what not to do.

Forgetting to Tidy Those Luxury Homes for Sale

It’s the big day of your open house, but life has gotten in the way. You’re going to be late for work, and the sink is full of dishes. This is the nightmare of every realtor in Springfield, MO. True, the new tenants of your home should be looking at the size of your bathroom, and not the dirty towels on the floor, but the reality of the situation is that presentation matters, especially in an open house.

An open house allows buyers to put themselves inside of luxury homes for sale and visualize their family living there. Nobody wants to live in a house that has stained walls, or overflowing garbage cans. By tidying your home the day before an open house, you have a better chance of success. This will also assist in achieving a higher rate of transition in terms of turning visitors into potential buyers.

Not Giving Buyers a Reminder

If you’ve ever been to the open house of any luxury homes for sale, you probably remember leaving with a printout in hand. Usually, this printout is just some semblance of the cut sheet, but it gives you something to remember the house by. This one small thing can make a big difference in the success of an open house. It makes you appear prepared and organized, and also offers a reminder to the buyers after they leave.

This is a huge no-no, however tempting it might be, as it could make potential buyers feel watched or judged as they inspect the property. It also opens the floodgates for hurt, if a buyer makes a negative comment about the home that you have so lovingly built for you and your family. This house that holds memories for you is just one of many luxury homes for sale for the potential buyers, and this can be a hard pill to swallow.

Forgetting to Make Arrangements for Pets

While it’s generally okay to leave small caged pets such as birds, hamsters, or fish during an open house, you don’t want to risk a potential buyer getting scratched by the family cat. Pets could make people uncomfortable and are a cause for alarm to those who have allergies. You also don’t want to run the risk of your furry companion getting out of the house each time the door opens. Make arrangements with a kennel, friend, or family member to watch the pets while the open house is in progress.
